Drainage in Antelope, CA
We help Antelope homeowners move water away from foundations, patios and lawns so the yard drains the way it should after a winter storm.
Antelope sits just south of Roseville, and we work there often. Most of the drainage problems we see come down to the same few things: dense clay soil, yards that have settled since the house was built, and downspouts that empty right beside the foundation. If water is pooling, sitting against a wall or running where it should not, we can look at it and tell you what is going on.
What drainage looks like in Antelope
Most of Antelope is subdivisions built over the last few decades: slab-on-grade and raised-floor homes on modest lots, with side yards narrow enough that water has very little room to go anywhere. When the builder finished each home, the lot was graded to slope away from the house. Over the years, soil settles, landscaping gets added, a patio goes in, and that slope often flattens out or even reverses. The water then follows the new path, which is often toward the house.
The soil plays a big part too. Much of the area sits on clay that drains slowly. In summer it dries hard and cracks. In winter it swells and holds water at the surface, so a lawn can stay soggy for days after a storm. Our summers are long and dry, and most of the year's rain arrives in a handful of heavy winter storms. That means a drainage problem can stay hidden for months and then show up all at once, usually on the first big storm of the season.
Signs worth paying attention to
A few things tell us water is not moving the way it should. Puddles that stay in the lawn a day or two after rain are the most obvious. Look also for mud or a dark water line along the bottom of a fence, soil washed out from under a patio slab, or mulch that ends up on the walkway every winter. Along the house, check for water standing beside the foundation, damp or musty smells in a crawlspace, and efflorescence, the white chalky residue that forms on concrete when water keeps passing through it.
Downspouts are worth a close look. Many in Antelope empty onto a splash block or straight into a flower bed right next to the wall, which puts the full roof's runoff exactly where you least want it. If a downspout line runs underground, see whether water actually comes out the far end during a storm. If it backs up at the gutter instead, the pipe is likely crushed, disconnected or full of roots and silt.
The services we offer in Antelope
We offer the same full range of work in Antelope as we do in Roseville. French Drain Installation is the usual answer when water collects along a fence line, a side yard or the uphill edge of a lot: a gravel trench with perforated pipe that collects water and carries it somewhere it can leave the property. Yard Drainage covers the wider job of working out where water should go and getting it there, often with a mix of methods. Drainage Repair is for existing systems that have stopped working, whether from crushed pipe, roots, silt or a missing outlet.
Sump Pump Installation makes sense where there is no downhill route for gravity to do the work, such as a low crawlspace or a yard lower than the street. Downspout Drainage connects gutters to buried pipe so roof water is carried well away from the house. Dry Well Installation gives water a place to soak in underground when there is nowhere else to send it, though the clay here means we check soil conditions carefully before recommending one. Grading and Regrading reshapes the soil so the ground slopes away from the house again. Channel Drains are slotted drains set into a driveway, patio or walkway edge to catch sheet runoff across a hard surface. Emergency Flooded Yard Drainage is for a yard that is actively underwater. We handle those calls during our normal business hours, as we do not offer after-hours service.
Repair or start over
Not every wet yard needs a new system. If you already have a French drain or buried downspout lines, we start by finding out why they stopped working. Sometimes a single crushed section or a blocked outlet is the whole problem, and fixing that is far cheaper than digging a new trench. We will tell you if that is the case.
A new system makes more sense when the old one was never built properly, when the pipe was laid without fabric and has filled with clay, or when the yard has changed so much that the original layout no longer matches where the water goes. Grading is often part of the answer too. A drain can only collect water that reaches it, and if the ground slopes the wrong way, regrading a strip along the house may do more good than any pipe.
What a visit involves
When we come out to an Antelope home, we start by walking the whole property with you. We want to hear where you have seen water, when it shows up and how long it stays. Photos from past storms help a lot, since we are often visiting on a dry day. We look at roof drainage, downspouts, the slope of the ground around the house, where water can leave the lot, and any existing drains or pipes.
If there are buried lines, we test them with water to see whether they flow. We may check how quickly the soil absorbs water in the area where a dry well is being considered. Then we explain what we think is causing the problem, what we would do about it, and what the options are if there is more than one sensible approach. You get a written scope of the work before anything is scheduled, and nothing starts until you have agreed to it.
How to book
The simplest way to reach us is to call (916) 010-0004. You can also email info@frenchdrainroseville.com with a short description of the problem and, if you have them, a few photos of where the water collects. We answer calls Monday to Friday from 7:00 AM to 7:00 PM and Saturday from 8:00 AM to 5:00 PM. We are closed on Sunday.
The dry months are the best time to have drainage work done in Antelope. The ground is firm, trenches stay clean, and the system is ready before the first heavy storm arrives. If you noticed problems last winter, now is a good time to get them looked at. Use the Request a Drainage Visit button and we will get back to you to set a time.
