Orangevale lots are often large and older, and many sit on clay that holds water. We help homeowners work out where the water is going, why it is collecting and what the simplest fix is. We are based in nearby Roseville and work in Orangevale six days a week.

Orangevale homes and the ground under them

Orangevale grew up on old orchard and ranch land, and a lot of that still shows. Many homes are single-storey ranch houses on bigger lots than you find in newer subdivisions. They often come with long driveways, mature oaks, pasture, outbuildings or a back acre that was never graded with drainage in mind. Some lots keep the shape of the farm parcel they came from, with the house sitting lower than the street or a neighbour's yard.

Much of the soil in the area is heavy with clay. Once clay is wet it drains slowly, so rain tends to sit on the surface or run sideways toward the lowest point it can find. On a big lot that low point is often a patio, a garage slab, a crawlspace vent or the narrow side yard between the house and a fence. Older homes also tend to have downspouts that empty right at the foundation, or into buried pipe laid decades ago that has since cracked, filled with roots or settled. None of this is unusual. It just means that drainage problems here are more often about where the water goes than about how much of it falls.

How water behaves here through the year

Summers in Orangevale are long, hot and dry, and most of the rain arrives over a few winter months. That pattern matters. Clay shrinks and cracks over the summer, then swells when the first storms come. The movement can shift pipe joints and slowly push a grade out of shape. A yard that drained fine in a light winter can pond badly after a run of heavy storms.

The warning signs are fairly consistent. Look for standing water that is still there a day after rain, a soft or muddy strip along the foundation, white mineral staining or damp patches on a garage wall, water in the crawlspace, mulch and soil washed onto a path, or a lawn that stays spongy long after the rest of the street has dried out. Moss and algae on a shaded side yard are another clue. If you see any of these, look into the cause before the next wet season rather than in the middle of it.

Drainage services we offer in Orangevale

We offer the same services in Orangevale as across the rest of our area.

French Drain Installation is the usual answer when water moves across a yard toward the house. It is a gravel trench with perforated pipe that collects the water and carries it to a suitable outlet. Yard Drainage covers broader problems, like a lawn or garden bed that ponds, and often combines a few methods. Drainage Repair is for systems that exist but have stopped working, which is common on older Orangevale properties. Crushed, separated or root-filled pipe can sometimes be cleared or replaced in sections. If a drain was built well and failed in one spot, we repair it. If it was laid at the wrong slope, without filter fabric or to an outlet that floods, replacing it usually costs less over time than patching it again.

Sump Pump Installation suits crawlspaces and low spots where gravity cannot move the water out. Downspout Drainage connects gutters to buried pipe so roof water goes away from the foundation instead of landing beside it. Dry Well Installation gives that water somewhere to go on a lot with no street outlet nearby, though in heavy clay we will tell you plainly if a dry well is unlikely to keep up. Grading and Regrading reshapes the soil so the ground slopes away from the house, and it is sometimes the simplest fix of all. Channel Drains are set into driveways, patios and garage approaches to catch water sheeting across hard surfaces.

Emergency Flooded Yard Drainage is for a yard that is underwater right now. We do not work after hours or on Sundays. During our normal hours we will try to get someone out quickly to pump down standing water and find where it is coming from.

What a visit looks like

A visit starts with a walk around the property. Soon after rain is ideal because the problem is easy to see, but we can also work from your photos and description. We look at where the roof water lands, how the ground slopes, where the low points are and where water could reasonably be sent. If there is existing pipe, we check whether it flows and where it ends.

We will ask how long the problem has been going on and what has changed in the yard. A new patio, a raised garden bed or a neighbour's regrade can all change how water moves across a lot.

Then we explain what we think is causing it and go through the options, starting with the simplest one that is likely to work. Sometimes that means extending downspouts and regrading a strip along the house. Sometimes it means a French drain along the uphill side of the lot. If the work might need a permit or touches a shared property line, we tell you up front. We will not suggest work you do not need, and you get a written scope before any digging starts.

How to book a drainage visit in Orangevale

Call (916) 010-0004, email info@frenchdrainroseville.com or use the Request a Drainage Visit button on this page. We work in Orangevale Monday to Friday from 7:00 AM to 7:00 PM and Saturday from 8:00 AM to 5:00 PM. We are closed on Sunday.

It helps if you send a few photos of where the water collects, tell us roughly when it happens and let us know whether you have a crawlspace or any existing drains. If you can, book before the wet season. You get more choice of dates, and dry ground is easier to dig and grade than saturated clay.
