Rancho Cordova is a Sacramento County city in the Sacramento Valley, and we are based in Roseville. We drive out to Rancho Cordova for drainage work. This page covers what is particular about water on lots here, which services we offer, and how a visit goes.

Why water sits on Rancho Cordova lots: valley ground and a winter rain season

Rancho Cordova lies within the Sacramento Valley, where the ground is generally flat. Flat land is the first thing to understand about drainage here. With little fall across a lot, rain has no obvious place to go. It sits on the surface, soaks slowly into compacted soil, or creeps toward the lowest corner of the yard.

The climate is hot-summer Mediterranean. Summers are hot and dry, and winters are cool and rainy. Yearly precipitation totals around 18.14 inches, and most of it falls between December and March. That means a yard can look perfectly fine from spring through autumn and then turn soggy for weeks once the winter storms settle in. Baked summer soil also sheds the first heavy rain instead of absorbing it, so water runs along the surface toward fences, patios and foundations.

Water is part of the landscape in this city. The American River runs for six miles through Rancho Cordova, and the city counts 70 acres of creek channels and tributaries. Lots near those channels can have wetter ground and a shallower water table than lots farther away, and a backyard that slopes toward a creek corridor needs a clear route for its runoff.

Older and newer neighbourhoods: what the homes tell us about the drainage

Rancho Cordova first appeared as a community in the 1960 census and became a city in 2003, so the housing here comes from more than one building period. We do not assume one approach fits the whole city. We look at the lot in front of us.

Established neighbourhoods

On lots that have been settled for decades, the original grading has often shifted. Soil compacts, patios sink slightly, and downspouts that once drained away from the house now empty beside it. Water ends up against the foundation or pooling at a low corner. The usual fixes are regrading, extending downspouts into buried pipe, or a French drain along the low edge.

Newer lots

Newer lots are often compact, with fences close to the house and little room for water to spread. Roof water and patio runoff collect in narrow side yards. A channel drain, a catch basin or a dry well can handle that water without digging up the whole yard.

Drainage services we offer in Rancho Cordova

Our work falls into three main services. Each answers a different kind of water problem, and many jobs combine two of them.

French Drain Installation fits when water collects along a line: the low edge of a slope, behind a retaining wall, or beside a foundation. A French drain is a sloped trench lined with fabric, filled with clean gravel and carrying a perforated pipe that moves water to a safe outlet. We also repair and clean existing drains and can inspect a pipe with a camera.

Yard Drainage covers surface water across the whole yard. That includes regrading, downspout drainage, dry wells, channel drains, catch basins and pool deck or artificial turf drainage. It also covers erosion control for yards where runoff is cutting channels in the soil.

Sump Pump Installation is for water that has to be lifted out rather than drained away by gravity. On flat valley ground there is sometimes no downhill outlet, so a pump in a sump pit is the practical answer. We also repair and replace pumps, fit battery backup pumps, and work on crawl space drainage.

Signs a Rancho Cordova yard needs drainage work

Most drainage problems announce themselves in winter. These are the signs worth acting on:

  • Standing water that is still there days after the rain stops
  • Soft, spongy lawn or moss along a fence line or house wall
  • Water marks, damp or a musty smell in a crawl space or garage
  • Soil washing out from a slope or around a patio edge
  • A sump pump that runs constantly, or one that has never been tested

What a drainage visit looks like

A visit starts with a walk around the lot. We look at where the roof water goes, how the ground falls, where the water pools and where it could leave the property. In winter we can often see the problem directly. In dry months we read the signs it leaves behind: staining, erosion, sunken soil and damp edges.

Then we explain what we see and what we would do about it, in plain terms. Sometimes the answer is a French drain. Sometimes it is simply a longer downspout or a regraded corner. We would rather tell you a small fix is enough than sell a bigger one.
